LOAN SIZE: $200,000 minimum with no maximum. First mortgages only.
|
|
|
PROPERTY TYPE: Multi-family, Apartment Buildings, Office Buildings, RV Parks, Hotels, Anchored or Unanchored Retail, Industrial, Mini-Storage & Mixed-use. All property types considered. No Construction Loans.

|
|
LOAN TO VALUE: Up to 80% of purchase price limited to 80% of appraised value.
|
|
|
DEBT SERVICE COVERAGE: 1.20x to 1.30x underwritten net operating income (dependant upon property type).
|
|
|
SECONDARY FINANCING: Allowable on a case-by-case basis (up to 90% CLTV).
|
|
|
INTEREST RATES: Interest rates can be locked at application or prior to closing.
|
|
|
TERMS: 5/30, 10/30, 20/20, 15/30 & 30/30 are available. Interest Only, Hybrids & ARMS are also available. Many loans are non-recourse except for standard carve-outs. |

APPLICATION COSTS: Full appraisal report, property condition report and environmental phase one report are required. All third party report costs and Legal fees will be quoted in the letter of interest. All reports are to be ordered by AFS.

|
PROCESS: : For initial quote, borrower should submit the appropriate loan submission form, 3-years income & expense statements, and a tri-merged credit report with bureau scores for each principal. If quote is acceptable, a borrower conference call to confirm that terms and conditions are acceptable will take place. A letter of interest will then be issued disclosing proposed terms, conditions, estimated costs and documentation required for underwriting.
